Project Type: Cladding Joint Sealing & Weatherproofing | Location: Basingstoke | Service: Rope Access Sealant Application

The Challenge

Our client identified failed mastic joints within the cladding of a high-rise property in Basingstoke, which were allowing water ingress into the building. The compromised joints posed a risk to the façade and interior, and needed to be fully sealed to prevent further damage.

Due to the height of the property and the location of the joints, safe and controlled access was required to carry out the works without affecting the building's operation or surrounding areas.

Our Solution

Steel Peaks deployed a team of IRATA-qualified rope access technicians to safely access the affected cladding. This project demonstrates our expertise in delivering weatherproofing and sealant renewal services for high-rise buildings where failed joints can lead to significant water damage if not addressed promptly.

Following comprehensive joint condition assessment, the old, failed mastic was carefully removed, and the areas were thoroughly cleaned and prepared to ensure proper adhesion of the new sealant. This preparation phase is critical - new mastic applied over contaminated or inadequately prepared substrates will fail prematurely regardless of product quality.

A new mastic bead was then applied to all joints, fully sealing the cladding and restoring its watertight integrity. Proper sealant application protects not only the building envelope but also the decorative facade finishes from water staining and weather damage.

All works were conducted under a site-specific rescue plan and in full compliance with health and safety procedures. Upon completion, the façade was fully protected from water ingress, safeguarding the building and giving the client confidence in the performance and longevity of the repaired joints.

Project Outcome

  • Complete sealant renewal of all failed cladding joints
  • Water ingress prevention protecting building envelope
  • Professional surface preparation ensuring sealant adhesion
  • Long-term weatherproofing restored to cladding system
  • Zero operational disruption to building occupants
  • Facade protection from weather staining and damage

Cladding Joint Failure and Water Ingress

Mastic joint failure is a common problem in modern cladding systems. Sealants deteriorate over time due to UV exposure, thermal cycling, building movement, and weathering. When joints fail, water penetrates the building envelope, causing internal damage, facade staining, and potentially expensive remediation requirements.

As an experienced rope access contractor specialising in facade maintenance, Steel Peaks provides proactive sealant renewal programmes that address joint deterioration before water ingress occurs. Our technicians are trained in proper surface preparation, sealant selection, and application techniques that ensure long-lasting weatherproofing performance for high-rise buildings where traditional access methods are impractical or prohibitively expensive.

In addition to mastic application, Steel Peaks provides comprehensive cladding maintenance including joint surveys, sealant renewal programmes, facade inspections, and weatherproofing assessments.
